§ 1. General provisions

  1. These Rules set out how to book, pay for and stay at the Domki Albertówka holiday site and how to use its facilities, including the cottages, pool area, banya with jacuzzi, sauna, salt wall, playground and parking.
  2. These Rules form an integral part of the accommodation contract between the Site and the Guest.
  3. The Rules are available free of charge on our website in a form that can be downloaded, viewed and saved, and in print in every cottage and from the site caretaker.
  4. The Rules apply to everyone on the site, including people visiting Guests.

§ 2. Booking and making the contract

  1. You can book a stay:
    1. by phone or WhatsApp on +48 694 456 889,
    2. through the booking form on our website,
    3. through Booking.com.
  2. Sending an enquiry or the booking form on the website does not make a booking contract and does not require immediate payment. The booking contract is made once the Site confirms the dates are available (by e-mail or phone) and the required deposit has been paid.
  3. The standard minimum stay is 3 nights. Stays over public holidays and long weekends, and stays shorter than 3 nights, are agreed individually.
  4. A direct booking (by phone or through the website) is guaranteed once a deposit of 30% of the total price is paid by bank transfer to the account given in the confirmation message or by BLIK, within 24 hours of the confirmation. If the payment does not arrive in time, the provisional booking is cancelled.
  5. Bookings made through partner websites (including Booking.com) are subject to the payment and cancellation terms shown in that website's offer at the time of booking.

§ 3. Prices and payment

  1. Accommodation prices are in Polish zloty (PLN) and cover the rental of a cottage for the agreed number of people for one night. The current price list is on our website.
  2. Outside the periods in the price list (in the 2027/2028 season: from 1 October 2027 to 31 March 2028), on all public holidays, long weekends and New Year's Eve the price is agreed individually with the owner.
  3. The basic price includes: accommodation in the chosen cottage, bed linen, Wi-Fi, use of the bikes, a parking space (1 per cottage) and, in summer, unlimited use of the heated outdoor pool, plus electricity and air conditioning within normal use.
  4. Extra paid services:
    1. extra person on an extra bed (in Komfort cottages): 30 zł per night,
    2. pet (dog or cat up to 15 kg): 30 zł per night; pet over 15 kg: 40 zł per night,
    3. private banya with jacuzzi session: 350 zł for 3 hours (for a group of up to 8),
    4. private sauna and salt wall session: 150 zł for 1.5 hours.
  5. A local (tourist) tax for the Władysławowo municipality is added at the rate in force for the year, payable on site on arrival.
  6. The rest of the price (after deducting the deposit) is paid on arrival at check-in when the keys are handed over – in cash, by bank transfer or BLIK.
  7. On arrival the Site takes a refundable security deposit of 500 zł in cash against possible damage, missing equipment or a serious breach of the Rules. It is refunded in full on departure, straight after the cottage has been checked and found in order.

§ 4. Changing dates, cancellation and withdrawal

  1. Under Article 38(1)(12) of the Polish Consumer Rights Act of 30 May 2014, a Guest who is a consumer has no statutory right to withdraw from a distance contract within 14 days without giving a reason, because the accommodation is booked for specific dates.
  2. If the Guest cancels:
    1. when the arrival date is more than 6 months after the day the deposit was paid – the Site refunds 50% of the deposit,
    2. in all other cases the deposit is forfeited under Article 394 of the Polish Civil Code, subject to point 3.
  3. Instead of cancelling, the Guest may, by agreement with the Site, move the booking to other available dates – the deposit is then credited to the new stay.
  4. If the stay cannot take place for reasons solely on the Site's side, the Guest may demand twice the deposit back, unless both parties agree on a stay at other convenient dates.
  5. Shortening the stay or arriving late for reasons beyond the Site's control does not entitle the Guest to a refund for unused nights.

§ 5. Check-in, check-out and protection of minors

  1. Check-in is from 4:00 pm on the day of arrival and check-out is by 9:00 am on the day of departure. A later check-out (in the afternoon) is possible by arrangement for an extra 100 zł.
  2. Earlier check-in or later check-out must be agreed with the staff in advance and depends on availability.
  3. At check-in the Guest must show a valid photo ID to confirm their personal details.
  4. In line with the Polish Act of 13 May 2016 on counteracting sexual crime and protecting minors, the Site applies Child Protection Standards. Staff must identify a minor and check the relationship or legal right of the accompanying adult to care for the child. A minor staying with people who are not their parents or legal guardians needs written consent from a parent or legal guardian.
  5. The number of people in a cottage may not exceed the number given in the booking or the technical limits (up to 8 people in Komfort and Komfort Plus cottages, up to 6 people in the single-storey cottage). The Guest may not sublet the cottage or let others use it without the Site's consent.
  6. On departure the Guest reports that the cottage is ready to hand back, returns all keys and lets the staff check the equipment. Before leaving, please wash the dishes and take sorted rubbish to the bins by the fence.

  1. Quiet hours apply across the whole site from 10:00 pm to 6:00 am.
  2. Visitors who are not staying at the Site may be on the premises only with the staff's knowledge and no later than 10:00 pm.
  3. Smoking tobacco, e-cigarettes and heated tobacco and using open flames (candles, incense) are strictly forbidden inside the cottages. Smoking is allowed only outside, in designated places, with fire safety in mind. Smoking inside a cottage incurs a 500 zł fee for ozone treatment and upholstery cleaning.
  4. Because of the wooden interiors and lingering smells, frying raw sea fish inside the cottages is forbidden.
  5. Grills may be used only in the designated safe areas of the garden and with particular care. Grills may not be moved onto the cottages' wooden terraces.
  6. For fire safety, Guests may not plug in their own electric heaters, fan heaters, electric cookers or other high-power appliances that are not part of the cottage equipment (this does not apply to chargers for phones and computers or small everyday electronics).
  7. Pets are allowed only if notified in advance and the fee in the price list is paid. The owner must keep the dog on a lead on the premises, clean up after it and make sure it does not disturb other guests. Pets may not be left alone in the cottage or get on beds and sofas. § 9. Bikes, playground and parking

  1. Touring bikes are lent to Guests free of charge for their stay. The Guest returns the bike complete and in working order straight after the ride. Any faults or damage must be reported to staff straight away.
  2. The playground equipment (including swings and a trampoline) is for children under the direct supervision of parents or guardians, who are responsible for its correct and safe use.
  3. Parking on the premises is private, unguarded and free for Guests. The Site is not liable for vehicle damage caused by third parties or for items left inside vehicles.
